Error 270 - Circulation Fault (Dry Fire)

What does 270 mean?

This error code indicates a serious circulation fault, often referred to as 'dry fire', where the boiler attempts to fire without adequate water circulation. The display will show the spanner symbol and the numeric error code.

Common Causes

  • Extremely low system water pressure (below minimum operating level)
  • Severe blockage in the heating system or pump failure
  • Airlock in the system

    Check the system pressure gauge and repressurize the system if it is below 1 bar (refer to E118 fix steps).

    Press the 'R' (reset) button firmly for several seconds to attempt to clear the fault.

  3. 3

    Ensure all radiator valves are open and bleed radiators if necessary to remove airlocks.

  4. 4

    If the fault code reappears, contact your installer or the Baxi service division ('heateam') for immediate assistance.
